How to edit a real estate listing reel, step by step

Most listing videos lose people in the first room. Here’s the order and the edit I use so buyers watch to the end.

Short answer

To edit a real estate listing reel, open on the best shot of the home, show the rooms buyers care about in a quick, logical order, put price, beds, baths and suburb on screen early, keep it to 20–40 seconds and end with one clear call to action.

Pick the opening shot

Go through the footage and find the single shot that would make someone say “oh, nice”: the pool at golden hour, the view from the balcony, a big open kitchen. That’s your first second. Never open on the front door, the street sign or a logo. You can see this approach in the listing reel in the portfolio.

Order the rooms

  1. The wow shot (half a second to a second)
  2. Main living area or kitchen
  3. Main bedroom and best bathroom
  4. Outdoor space
  5. One detail shot (finishes, light, storage)
  6. Exterior to finish

Skip the laundry, garage and hallways unless they’re a selling point. Each shot gets one to two seconds; movement within the shot (a slow walk-through) beats a static frame.

Text that sells

  • Price, beds, baths and suburb within the first three seconds.
  • One feature per shot (“north-facing kitchen”, “heated pool”), not paragraphs.
  • Large, readable text, kept away from the app buttons.

Music and pacing

Pick light, modern music without lyrics that compete with any voiceover. Cut on the beat for the first few shots to build momentum, then let one or two hero shots breathe. Aim for 20–40 seconds; longer works only for presenter-led tours where the agent is talking.

Branding and compliance

Add the brokerage logo, the agent’s name and any required disclaimer the same way on every reel. Ask the brokerage for its rules once; it saves fixes later. Use only footage and photos you have the rights to.

End with one ask

“DM ‘TOUR’ for a private showing” or “Link in bio for the full listing”: one action, on screen and spoken. For content between listings, see 35 video ideas for real estate agents, and if you want every listing edited for you, see video editing for real estate agents.

For agents

Every listing, edited to be watched to the end.
